OFFICE CLEANING CONTRACT


This service agreement (contract) is made effective this _____ day of __________ in the year of _____ , by and between _________________ , (The Client/Customer) located at: _________________________________and ___________________________ (The Contractor/Cleaning Company).

SERVICES:

The ______________________________ (Contractor/Cleaning Company) will provide to ___________________________________ (Your Company/Customer), the following services: Offices Cleaning, Hall and Corridors Cleaning, Bathroom Cleaning, Cabinet Cleaning, Interior Glass Cleaning, Kitchen Cleaning, Lunchroom Cleaning, Stairs and Elevators Cleaning, Retail Space Cleaning, Vacuuming/Cleaning the Carpet, Shampoo the Carpets (monthly), Cobweb Removal, Disinfecting Telephones, Drinking Fountains, Dusting, Fan Cleaning, Floor Waxing (monthly), Spot Cleaning, Clean the Lawn (monthly), Trash Removal, Vent Dusting & Vacuuming. ____________ (Strike out or add any services as necessary)

Contractor shall perform janitorial services and provide all equipment and materials “Cleaning Supplies" required therefore at the ______________________________ facilities located at _______________________________ and _______________________________.

Supplies. Contractor shall provide all cleaning equipment and supplies necessary to properly complete the Cleaning Services, including disinfectants, soaps, floor cleaning products, polishes and chemicals deemed safe by the material safety data sheets (MSDS).

The Duration of this Agreement shall be for _____ months commencing on ____/____/____ and expiring on ____/____/____, unless sooner terminated.

The Contract Sum for the Cleaning Services is $_________ per month to be paid on the fourth (Friday) and includes all costs of performing the Cleaning Services by the Contractor. Payment Options: Bank Checks, Cash, Commercial Account Billing, Personal Checks, Bank or Credit Card.

Contractor must repair any damage to the Building or personal property attributable to acts and/or omissions of Contractor, its employees, sub-contractors and/or anyone acting on behalf of, or otherwise attributable to the Cleaning Services, except to the extent such damage is attributable to the negligence of the Client/Customer.

Contractor shall not cause or permit any Hazardous Substances to be brought upon, kept, stored or used in or about any of the Properties by its employees, sub contractors, agents, or suppliers

Termination of Agreement. The Client/Customer may terminate this Agreement with or without cause by providing, not less than ___ days prior written notice of termination to Contractor.

Permits and Licenses. Contractor shall obtain all permits, licenses and any other requirements required by law.

The Contractor shall comply with all applicable federal, state and local laws, such as the State Department of Labor, Occupational Safety and Health Act (OSHA), the U.S. Department of Labor (USDOL), EEOC, the Department of Human Rights, and/or the Human Rights Commission and all sexual harassment laws.

Non-Discrimination. Contractor shall not discriminate against any employee, worker, or applicant for employment on the basis of age, sex, religion, color, race, national origin, ancestry,marital status, physical or mental disability unrelated to ability, or an unfavorable discharge from the military service, nor otherwise commit an unfair employment practice.

Prohibited Conduct. The Contractor’s personnel shall not disturb papers on office desks, or open drawers, bookcases, files, or cabinets. The Contractor’s employees and/or other workers shall not use the Client/Customer telephones, nor be allowed to bring visitors into the building while performing Cleaning Services.

To the fullest extent permitted by law, the Contractor shall indemnify, defend, and hold harmless the Client/Customer, its employees, officials, officers, and agents from loss or damage, including, but not limited to, attorney's fees, and other costs of defense by reason of actual or alleged violations of any Law, all injuries, deaths, damage to property, suits, claims, liens, lien rights, judgments, liabilities, costs and expenses, which may arise directly or indirectly from the Cleaning Services and/or any Repair Work provided hereunder. This obligation shall survive the expiration and/or termination of this Agreement.

Insurance Requirements. Throughout the duration of the Agreement, and any extensions and/or renewals thereof, Contractor, at its sole cost, shall maintain at least the minimum amounts of coverage set by the State.

Client/Customer shall make any investigation as it deems necessary to the performed Cleaning Services by the Contractor including, but not limited to, Project Sites inspections, and to certify that Contractor can perform the Cleaning Services in strict compliance with the terms and conditions herein.

The Client/Customer is of the opinion that the Cleaning Services Contractor, its employee, sub-contractors and/or other persons performing Cleaning Services, have the necessary qualifications, experience and abilities to provide the quality services expected. Contractor shall be responsible for performing and providing Criminal Background Checks on all its employees, sub-contractors and/or other persons performing Cleaning Services. The Parties agree that in the event that any criminal background check discloses a conviction of any felony and/or a misdemeanor involving mortal turpitude, then such employee, contractor, sub-contractor and/or other person shall be prohibited from performing any Cleaning Services and/or other work for the Client/Customer.

This Office Cleaning Contract Services (AGREEMENT) shall be governed by the laws of the State of __________ in __________ County and any applicable Federal Law.

Dear Mr. Dirt:

This will serve as our contract for the cleaning of our offices located at Building C, Green Street Commercial Park.

Your company, A-1 Office Cleaning Services LLC, will provide cleaning services (2) times a week as follows:

  • Empty waste baskets/receptacles.
  • Mop, sweep and vacuum surface floors.
  • Clean, sanitize and polish telephones, light switches, and door handles, push plates, water fountains, and counters.
  • Dust and clean cleared surfaces of desks, tables, chairs, filing cabinets, and other office furniture.
  • Mop and clean restrooms with a germicide, including mirrors, partitions, urinals, toilets and sinks using disinfectant and detergents.
  • Refill soap and paper products provided by the contractor (your firm.)
  • Sweep and remove soil and/or leaves on entrances and exterior entry areas.
  • Report unusual occurrences, damages or malfunctions.

You will provide all cleaning materials and equipment needed for the performance of these duties. You will also provide us with evidence that you have secured the necessary insurance.

Your fee for these services will be $ 900,00 per month. The terms of this agreement are effective from January 3rd, 2010 through December 31st, 2010 or until notified in writing by the American Business Inc.

Please return one copy of this Office Cleaning Contract letter to me to indicate your acceptance of this agreement.
